Rockpoint and Newbond Holdings have paid $47.1 million for Hotel Maren Fort Lauderdale Beach, a 141-room oceanfront resort at 525 South Fort Lauderdale Beach Boulevard, property records show. The 245,081-square-foot hotel, part of Hilton's Curio Collection, sits adjacent to Seebreeze Boulevard and south of Las Olas Boulevard. Magna Hospitality Group sold the property, which it had purchased out of bankruptcy mid-construction in 2018 for $39.1 million, according to The Real Deal.

Apollo Global Management's Athene Annuity & Life Assurance Company supplied a $47.7 million acquisition loan, while a public deed listed the purchase price at $47.1 million. The deed figure likely valued only the hotel's real estate, with the final transaction value probably higher to account for business operations. Patrick Ryan, a managing director at Rockpoint, described the property as "a high-quality beachfront property in a compelling submarket with attractive long-term fundamentals," citing a "meaningful opportunity" for targeted enhancements.

The sale comes less than a month after El-Ad National Properties paid $60 million for the 99-room Sea Club Resort, another oceanfront Fort Lauderdale hotel, suggesting continued investor appetite for beachfront hospitality assets in the market. Rockpoint has been an active South Florida player, securing two construction loans each worth more than $100 million this year for multifamily projects in Boca Raton and Palm Beach Gardens, and backing a Bal Harbour condo project that obtained a $424 million construction loan in 2024.

What remains unclear is the final all-in transaction value, since the public deed likely excluded business operations, and Rockpoint declined to comment beyond the statement. Magna Hospitality Group did not immediately respond to a request for comment, leaving the seller's perspective and any post-sale plans unaddressed in the available record.
